Tasks
-Collaborates with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals. -Collaborates with other work groups, and outside organizations as appropriate, in a proactive and responsive manner. -Prepares and delivers notices to residents (i.e., lease violations, termination, inspection, work order, etc.). -Manages the leasing process from initial application to move-in. -Oversees maintenance staff timecards are being accurately logged and submitted to be approved in the timecard reporting system. -Ensures that maintenance staff complete unit turns timely, process invoices timely, and maintain excellent curb appeal. -Effectively markets the property to ensure occupancy goals are met and build and a positive community image of the property. -Maintains property management software to accurately reflect the current operational circumstances at all times. -Accurately codes daily time in the timecard reporting system. -Ensures that the property meets financial performance goals. -Maintains resident records to comply with appropriate affordable housing and state regulations. -Follow rules, regulations, and policies. Positively contributes to implementing changes. -Enforces agency regulations, lease terms, and house rules. -Encourages other employees to work as a team for the benefit of the organization. -Coordinates move in date with maintenance rent ready date. -Identifies and takes advantage of opportunities for personal and professional development. -Follows and enforces all fair housing and landlord tenant laws and regulations. -Honors the private and confidential matters of co-workers, employees. Protects the proprietary information of the property management company. -Comes to meetings prepared and on time; honors work commitments; follows through on what was agreed upon; meets agreed upon deadlines. -Codes invoices in a timely and accurate manner for approval. -Manages customer service requests and ensures timely and satisfactory completion. -Maintains waiting list in accordance with federal regulations. Ensures that an appropriate number of applicants remain pre-qualified to ensure timely move-in when notice to vacate is received. -On an ongoing basis, responsible for collection of rent and other income, and properly depositing and recording receipts in a timely manner.

May be asked to lift up to 25 lbs. -Works effectively in a team environment and actively participates in joint problem solving; willingly includes employees. -Ability to use a computer for utilizing property management software, word processing, spreadsheets, e-mail, & web browsing. -Ability to be flexible to change work plans. -Ability to maintain a professional personal appearance. -Ability to travel for training opportunities from time to time. -Equipment: Frequently required to use a computer, mouse, keyboard, scanner, telephone, copier, and fax machine. -Cognitive: Frequently required to concentrate on intense detail with constant interruption. Must be able to attend to a task/function for 1 hour or more. Frequently required to understand and relate to specific ideas, several at a time. Must be able to remember multiple tasks/assignments given to self and others over a period of several days. -Familiarity with laws, regulations, and best practices applicable to Fair Housing. -Ability to drive a car (and a valid driver’s license) in order to run errands, etc. -Proactive and independent with the ability to take initiative. -Ability to write legibly. -Excellent verbal and written communication skills to communicate effectively with people from diverse backgrounds. -Limited; may be required to run errands or travel between properties as needed and attend periodic training events out of town. -Sensory: Frequently required to read documents, watch training videos, and read numbers on a computer screen. Must be able to distinguish normal sounds with some background noise, as in accepting phone calls, interacting with management, co-workers, and other staff, etc. Must be able to speak clearly and understand/be understood using the English language. -Ability to relate professionally with vendors, residents, and co-workers. -Proficient with property management, Microsoft Office Suite, and other related software. -Communicates courteously and effectively with others. Sets clear expectations. -Excellent interpersonal skills with good negotiation tactics. -Ability to monitor budgets. -Ability to work in a collaborative manner, as a member of a site team.
