  • Inspect and arrange for maintenance and repairs to meet standards on time and within budget including review and implementation of Planned Preventative Maintenance measures.
  • Ensure that critical dates e.g. lease renewal, rent reviews and other key lease events are tracked and advised to clients in a timely fashion.
  • Keep Tenancy Schedules updated.
  • Preparing and managing service charge budgets, analysing variances and taking corrective actions where necessary.
  • Prepare, arrange AGM packs and chair AGMs.
  • Attend Board / Director meetings.
  • Analysing financial variances {Budget Vs Actual}.
  • Ensure that all Health & Safety practices and procedures are actioned and clients are kept informed of risks, actions undertaken and required as appropriate.
  • Develop and manage the performance of all on-site personnel as representatives of Aramark Property and client.
  • Work closely with Building Managers (where applicable) who work on the portfolio and support and guide on technical elements.
  • Ensure that invoices are approved and correctly coded to the correct expenditure category under budget in a timely fashion - via our Adest & BlockMan software.
  • Liaise with tenants, finance team, client, and solicitors with regard to the recovery of these obligations.
  • Develop and integrate ESG best practices and work with Aramark Sustainability (ESG team) to drive Sustainability initiatives and accreditation goals - e.g. GRESB, ISO, WELL, BREEAM.
  • Ensure that all operational and maintenance standards at properties meet the occupier and client’s requirements.
  • Prepare high quality and accurate reports periodically on performance both operational and financial as required by the client.
  • Liaise with Procurement Team to negotiate contracts with contractors following the procurement process.
  • Management of a mixed Residential Portfolio of PRS & OMC properties.
  • Ensure that occupational costs (Rents; Service Charge; Insurance) are paid and meet clients’ financial objectives.
  • Develop excellent working relationship with clients, tenants, owners and all other stakeholders.
  • Maintain client reporting platform.
  • Become involved in new business pitches and consultancy services to a variety of clients.

A role has become available in the Residential Property Management department for a Senior Property Manager, based in St Stephens Green House, Earlsfort Terrace, Dublin 2, reporting to the Property Management Director. We are looking for an experienced Residential Property Manager to join an enthusiastic and energised team of professionals. The role is suited to property professional with excellent interpersonal, organisational, and reporting skills. Start Date – Dec 2025 / Jan 2026.

  • Ability to manage contractors.
  • 5+ years’ experience in Residential Property Management (PRS & OMC).
  • Full clean Driving Licence.
  • Good understanding of Irish Landlord and Tenant law including Companies & MUD Act.
  • Strong client / tenant focus and professional management style.
  • High Proficiency in Microsoft Outlook suite – Word, Excel, PowerPoint, SharePoint, SmartSheets.
  • Ability to multitask and prioritise workloads.
  • Great attention to detail, highly organised and ability to follow procedures.
  • Formal and informal written reports, verbal and in person at meetings.
  • Excellent inter-personal and communication skills.
  • Appropriate third level degree and/or professional qualification - MSCSI/MRICS beneficial.
  • Team player but also ability to work alone.
  • Highly organised and motivated.
  • Ability to work under pressure and to deliver on tight and multiple project deadlines.
