The Role

Overview

Manage acquisition, permits, and compliance for transmission right-of-way projects.

Tasks

-Review and approve terms for easements, licenses, leases, permits, fee purchases, and approvals to provide for the location and installation of Transmission facilities needed by PPL for business purposes. -Provide immediate assistance as requested from any member of transmission operations team. This includes performing tasks that may be outside a normal area of expertise or responsibility. -Assist Manager and other department personnel with corporate projects and initiatives while keeping up with the position's day to day responsibilities -Provide expert testimony at PUC condemnation hearings. Respond to internal and external customer requests relating to specific right-of-way agreements. -Review and approve 3rd party requests to occupy PPL land, encroachment requests, land sales and leased properties from others needed for corporate purposes such as access roads, lay down yards and required workspace. -Work with Siting on line routing options to resolve landowner concerns. -Maintain PPL real estate records, databases and mapping programs for the sale and lease of property, process quarterly and year-end tracking reports. -Budget for and monitor project costs and schedules, provide updates to management. -Arrange and manage contracts with appraisers, abstractors, and Right of Way firms to conduct title searches, appraisals, and Right of Way services for right of way and land acquisitions. -Assist Manager and other department personnel with corporate projects and initiatives and at the same time, keep up with the position's day to day responsibilities. -Provide immediate assistance as requested from any member of transmission operations. This includes performing tasks that may be outside a normal area of expertise or responsibility. -Respond to internal and external customer requests relating to specific right-of-way agreements. -Coordinate and manage program and maintenance work and small regional projects. -Acquire necessary easements, licenses, leases, permits, and approvals to provide for the location and installation of Transmission facilities needed by PPL for business purposes. -Maintain PPL real estate records, databases and mapping programs for the sale and lease of property, process monthly performance indicators and year-end tracking reports. -Participate in storm restoration efforts as assigned in designated areas. -Assist Supervisor and other department personnel with corporate projects and initiatives and at the same time, keep up with the position's day to day responsibilities. -Review and approve 3rd party requests to occupy PPL land, encroachment requests, land sales and lease properties from others needed for corporate purposes such as access roads, lay down yards and required workspace. -Arrange and manage contracts with appraisers, abstractors, and environmental firms to conduct title searches, appraisals, and environmental reviews for right of way and land acquisitions. -Project manage right-of-way acquisition on capital projects. -Assure Sarbanes-Oxley compliance through the completion of the steps outlined on real estate, purchase, and easement acquisition flowcharts. -Directly manage right-of-way contractors for scope, schedule, and budget on capital projects and enhancements to existing facilities.

What You Bring

-Ability to communicate with others, both orally and in writing via phone, email and in person. -Familiarity with leasing, selling and buying real estate, and easement acquisition process. -Advanced degree in Business, Organizational Management or PMP certification -Experience recruiting and managing others to execute company strategy and achieve overall goals and performance indicators. -Experience with negotiating for land use rights. -Secure access road or other approvals, as may be required on rebuild projects. -Comprehension of the eminent domain process. -Minimum 7 years of utility right-of-way or project management experience with a high school degree and a general understanding of right of way fundamentals or 5 years' experience with a bachelor’s degree. -Ability to negotiate, manage risk, and personal organization skills are required. -Ability to communicate with others, both orally and in writing. -Interpersonal skills including communication, negotiation, presentation, conducting effective meetings, team facilitation or management with demonstrated diplomacy/tact. Basic knowledge of utility design methods and construction practices and the ability to communicate that information correctly to the general public. -General understanding of right-of-way and real estate principles, practices, and laws. Position also requires a working knowledge of contracts and legal agreements. The ability to read and interpret real estate maps, transmission maps, and tax maps is inherent to the duties of the position. -Minimum four years of right-of-way, real estate or related experience with a high school degree -Experience with Geographic Information Systems (GIS) and the ESRI suite. -Minimum two years’ experience working with the public, external stakeholders and managing others with a high school degree or 0-2 years’ experience with a Bachelor’s Degree. -A thorough understanding of the company's corporate structure, geography and land holdings. -Senior Right-of-Way Agent (SRWA) designation by International Right of Way Association (IRWA). -and a general understanding of real estate fundamentals or two years' experience with a bachelor’s degree. -Knowledge of contracts, legal agreements and valuation methods related to right of way.
