Property Manager II (Multiple CA Sites)

Manage, market, and maintain 202-unit multi‑site apartment portfolio in Bakersfield, CA.

Tasks

-Ensure the property and grounds are well maintained. -Approve rental applications adhering to property standards and all appropriate agency standards. -Provide accurate financial reporting and monthly variance reporting. -Ensure that the site(s) maintain compliance with applicable state and federal program regulations. -Conduct weekly staff meetings. -Report property incidents, accidents and injuries in accordance with company policy. -Use the company’s Professional Development Program (PDP) to develop, train and engage site employees. -Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. -Oversee preparation and submittal of rent increases and renewals. -Process timely and accurate move-ins, move-outs, recertifications and renewals. -Collaborate with senior management to establish appropriate rent levels. -Prepare the property’s annual budget for approval by senior management. -Use company directives to screen, hire, and train new personnel. -Direct maintenance team to implement maintenance programs and controls. -Review rent schedules. -Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. -Lead the property team to maintain optimum level of occupancy. -Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. -Resolve Resident issues and conflicts timely and in accordance with site guidelines. -Follow company marketing policies and reporting requirements. -Provide oversight of property tenant files.

What You Bring

-Experience with computer systems, particularly Microsoft Office. -Experience with Yardi or RealPage property management software. -Outstanding verbal and written communication skills. -NAHP – CPL, SHCM, CAM (MA - C3P) designations. -A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. -Excellent customer service skills. -Knowledge of property management. -Knowledge of landlord and tenant laws. -High school diploma or GED equivalent. -Ability to multi-task and manage a fast-paced office environment. -Knowledge of marketing and leasing techniques. -Minimum of 1 year of supervisory experience. -Bachelor's degree. -Ability to manage and work with a diverse group of people and personalities. -1-3 years of relevant work experience. -Superb attention to detail. -Knowledge of HUD and LIHTC.
