The Contracts Manager will oversee the delivery of multiple projects in the Dublin region, taking full responsibility for programme, cost, quality, and client satisfaction. Reporting to the Construction Director, this is a senior leadership role that combines operational and commercial oversight.

You will ensure that each project meets its contractual, financial, and safety obligations, while building strong relationships with clients, consultants, and subcontractors.

  • Drive process improvement, operational efficiency, and consistency across multiple sites.
  • Lead progress and financial meetings, ensuring accurate reporting to senior management.
  • Support and mentor site and project management staff, fostering a positive, team-oriented culture.
  • Provide leadership to project teams — Project Managers, Site Managers, Engineers, and QSs — ensuring consistent performance and high standards.
  • Oversee contract administration and commercial management, including procurement, valuations, cost forecasting, and change control.
  • Ensure full compliance with building regulations, quality standards, and health & safety policies.
  • Represent the company in client and stakeholder meetings, promoting professionalism and trust.
  • Oversee the delivery of multiple construction projects (typically €10–€40 million each) across residential, commercial, and mixed-use sectors.
  • Manage and coordinate project programmes, budgets, and resources, ensuring delivery within contractual requirements.
  • Liaise with design teams, consultants, and clients to resolve technical or contractual issues.

  • Excellent leadership and people management skills — able to build, guide, and inspire project teams.
  • Strong commercial awareness and cost control experience.
  • Excellent communication, negotiation, and client-facing skills.
  • Degree in Construction Management, Engineering, Quantity Surveying, or related discipline.
  • Proven ability to manage multiple projects simultaneously, with a combined value of €50m+.
  • Deep understanding of Irish construction practices, regulations, and delivery standards.
  • 8+ years’ experience in a Contracts Manager or Senior Project Manager role within a main contractor environment.
  • Strong contractual understanding (GCCC, RIAI, or Design & Build contracts).
