Overview
Oversee repairs, preventive maintenance, and resident service requests for apartments.

Tasks
-Completing the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. -Responding to resident requests for maintenance and service within the areas of HVAC, electrical, plumbing and appliance repair by troubleshooting the problem and taking appropriate action to repair and/or restore service within the quality and time standards established by the organization; escalates problem to supervisor or outside contractor as necessary. -Performing general repair of property grounds, apartments, and building exteriors. -Must be responsible for taking calls for after hour’s emergency maintenance; including nights and weekends on a rotational basis. -Preventive maintenance repair on all systems at the property. -Supporting the Maintenance Manager with budgets and other administrative tasks. -Participating in all maintenance projects.

What You Bring
-3+ years of apartment maintenance experience. -Excellent English communication skills, both verbal and written. -Must carry a cell phone as required for on-call maintenance. -Valid Driver’s License and must live within 30 minutes of the property. -Ability to use a computer. -Strong understanding of HVAC repair. -Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur. -Demonstrating customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. -Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities. -Universal EPA/CFC Certification. -Mastery of appliance, electrical and plumbing repair.
