The Role

Overview

Assist underwriting and closing of $10‑200M commercial mortgage loans in Ontario.

Tasks

-Tour properties, conduct market research and analysis of the commercial real estate market. -Participate in the investment analysis which contributes to the investment decision-making. -Assist with closing process and follow up for outstanding due diligence items. -Summarize key findings from research. -Liaise with mortgage servicing, internal legal, credit risk, compliance, portfolio management, asset management and external service providers -Attend industry seminars and conferences. -Document files appropriately in accordance with conventions/guidelines. -Assist with the due diligence and with various parts of the underwriting process including: Lease documentation review, appraisal, building condition and environmental reports review, rent roll analyses, financial statement analyses, replacement cost analyses. -Prepare correspondence to borrowers, commercial mortgage brokers, and CMHC Multi-Unit Insurance group.

What You Bring

-Become familiar with legal documentation including: Letters of intent, commitment letters, mortgage security documentation, inter-lender agreements, non-disturbance agreements, assumption agreements, confidentiality agreements, and easements, right-of-way, shared facilities, etc. agreements. -Advanced knowledge of Outlook, Excel, Word, PowerPoint and Adobe -Urban Land Economics or real estate appraisal courses -Detail oriented and self starter -Excellent organization skills -Knowledge of commercial real estate valuation -Desire to work collaboratively in a team environment as well as the ability to work independently -Excellent communication skills (verbal and written) -Bachelor of Commerce (or related degree) -Knowledge of basic commercial real estate legal principles i.e fee simple ownership, leasehold, easements/rights of way/partial discharges etc. -Knowledge of the commercial real estate market -Will require driver’s licence and the use of a vehicle and time outside the office environment for property inspections, client meetings and travel within the Ontario region. -Excellent internet research skills -Knowledge of lease/mortgage contracts, property operating statements and financial statements
