The Role
Overview
Oversee community operations, staff, leasing, budgets, and resident satisfaction.

Tasks
-Train staff members on proper leasing techniques and resident service -Conduct regular performance appraisals and address any employee relations or associate concerns -Ensure property performance is maximized, including walking the grounds and inspecting apartments -Tour visitors and guests to show amenities, apartments, models, community, etc. (this may involve walking on hills and up and down 3 flights of stairs) -Develop and administer community budget, and evaluate unit prices in accordance with the market and budget goals -Hold responsibility for 35% of leasing activities -Develop an annual marketing plan and conduct marketing reviews monthly -Obtain bids for all contract services and oversee routine capital projects, coordinate with Construction Services, as necessary -Ensure team meets BAL strategic drivers -Maintain complete and accurate associate files and a high level of associate satisfaction, measured by periodic surveys -Conduct weekly meetings with leasing and maintenance staff

What You Bring
-Must be comfortable with heights and moving heavy objects -Knowledge of Yardi Voyager, or other similar programs preferred -Strong time management skills and the ability to multi-task required -Strong working knowledge of MS Office Suite including MS Excel -Strong marketing skills required -Regular attendance and punctuality -Advanced mathematical skills and ability to analyze and explain financial reports -Walking, bending, reaching, climbing, and lifting to 30 lbs. -The ability to build, lead, and serve on teams -Superior interpersonal skills and the ability to provide exceptional customer service -3+ years’ experience in a property management role preferred -Demonstration of Bell Core Values -BA/BS in business, sales, or related field, relevant experience, or a combination -Successful supervisory experience -Ability to work with mechanical and electrical equipment, as well as hazardous materials
