Tasks

-Manage purchasing activities, including trade buyouts, clarifying scopes, and issuing purchase orders -Work on prestigious, high-end custom homes in the McLean and D.C. area. -Build and manage comprehensive project budgets from concept through construction -Collaborate directly with clients during preconstruction to review budgets, selections, and cost options -Solicit and compare subcontractor and vendor bids, ensuring scope alignment -Support Project Managers by ensuring accurate pricing and a seamless transition from preconstruction to field execution -Prepare detailed quantity takeoffs and cost estimates from architectural and structural plans -Maintain and update historical cost data for both new custom builds and high-end renovations -Work closely with design and construction teams to offer value-engineering alternatives

What You Bring

-3 or more years of experience in residential construction estimating and purchasing (custom homes or luxury renovations preferred) -Ability to read and interpret architectural and structural drawings -Highly organized, detail-driven, and capable of managing multiple deadlines and priorities -Professional communication skills with clients, vendors, and internal teams -Proficiency in Excel and estimating/project management tools (e.g., Buildertrend, CoConstruct, or similar) -Strong understanding of construction methods, materials, and trade scopes
