The Role

Overview

Oversee building maintenance, manage staff, ensure HVAC/Electrical compliance and resident service.

Tasks

-Responds to phone calls and correspondence in a timely, professional manner. -Monitoring all systems of the building and performing any and all basic repairs as needed. -Encourages maintenance staff to behave in a professional manner and comply with company’s safety standards. Motivates staff to work as a team. -Develops and adheres to the preventative maintenance program for the community. Update as needed. -Maintain an operating environment to achieve a satisfactory level of resident’s service as measured by formal and informal feedback and surveys. -Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly. -Observes all safety standards and participates in the Company’s efforts to provide a safe work environment. -Performs the day to day routine maintenance of the building utilizing their maintenance staff in a leadership role. -Supervise all building repairs done by outside vendors, reporting to the Association Manager satisfactory/unsatisfactory completion. -Creates a maintenance report, which depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.

What You Bring

-Must have the ability to react and address all emergency situations in a timely manner, generally within 2 hours. Must be available and go to the property in the event of an emergency, which may be night and/or weekends -Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in hi-rise buildings. -Must be HVAC Certified and/or have a comparable technical school certification. -Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices. -Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity. -The position is fundamental to the administrative and operational functions of the Company/Property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skills. -Must have a valid Florida driver’s license -The position is fundamental to all mechanical functions of the community and includes working closely with the Association Manager and their maintenance team to operate the community and facilitate solutions to all types of maintenance problems within the community. Strong leadership skills, customer service skills, technical skills, and problem solving abilities are required. -Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them. -As the key employee of the building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must perform the job duties with a view toward projecting a professional and competent image: Service to the customer in a friendly and outgoing manner is also essential, while timelines and maintaining a clean atmosphere are key. -Must be proficient and have a working knowledge of Microsoft Word and Excel applications. -High School Degree; preferred education; AA degree in industry -Organizes time effectively and successfully balances the competing demands of multiple projects. -Demonstrates a routine and effective ability to adjust to changing circumstances.
