Porter/Make Ready Maintenance

Overview

Prepare vacant apartments, maintain grounds, and provide resident service.

Key Responsibilities

Tasks

-Test and ensure all systems (HVAC, plumbing, electrical) are functioning. -Empty trash cans regularly. -Clean and remove debris from walkways, parking lots, and outdoor areas. -Ensure units meet cleanliness and safety standards before move-in. -Provide residents with outstanding customer service -Paint walls, patch holes, and touch up surfaces. -Replace or repair appliances, light fixtures, plumbing fixtures, and hardware as needed. -Install blinds, doors, smoke detectors, and other fixtures. -Maintain snow removal, cleaning and maintenance of grounds, including common areas -Assist with snow and ice removal (if applicable). -Communicate with property management and maintenance staff about unit status and timelines. -Inspect vacated units and create a punch list of needed repairs. -Maintain inventory of supplies and request materials as needed. -Maintain tools and equipment; ensure safe and proper use. -Support maintenance staff with light tasks as needed. -Prepare vacant apartments for market ready status through turn-over repairs and improvements
