The Role

Overview

Coordinates land development tasks, permits, contracts, and financial admin.

Tasks

-Periodically works in outdoor weather conditions ( for roles in Construction/Customer Service/Land/Sales ) -Coordinate with electric, telephone, and CATV providers to obtain dry utility plans and ensure timely service activation. -Organize, maintain, and distribute construction plans, plat maps, and address records to relevant stakeholders. -Collaborate with Finance to support quarterly updates and long-term business planning. -Manage Property Tax Processes -Conduct research on appraisal records and provide recommendations based on findings. -Process property tax payments and work with city personnel on fee analysis, scheduling, and anticipated increases. -Process accounts payable, manage performance bonds, and support budgeting and fee payment activities. -Facilitate and manage storm water, dry utility, and mailbox plans, contracts, permits, payments, and scheduling with utility providers, postal service, civil engineers, and contractors. -Receive, organize, and analyze property tax assessments; coordinate responses and protests as needed. -Provide research and administrative support for land acquisition activities, including fee analysis and document production for land packages. -Assist Land Acquisition Efforts -Assist in the dedication and disposition of non-single-family lots, ensuring compliance with legal and jurisdictional requirements. -Support the creation and maintenance of HOA documents, disclosures, and annexations in collaboration with legal teams. -Facilitate competitive bidding processes, issue work agreements, and ensure proper documentation and compliance. -Maintain and update internal tracking systems such as ant tracks, lot status, and master data. -Coordinate wire requests and ensure timely and accurate documentation for transactions. -Oversee the production of plot plans and geotechnical foundation reports, including proposal management, scheduling, payment processing, and distribution to the starts team. -Evaluate finished lots and prepare lot release templates and lot premium documentation. -Coordinate Development Activities

-Ability to walk up and down stairs -Solid technical and analytical skills with a detail-focused approach to problem-solving. -Skilled in making timely, data-driven decisions based on facts, metrics, and sound judgment. -The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. -Proven ability to build and maintain professional relationships across teams and external partners. -Ability to stand or sit for extended periods -Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook); experience with HB1 is a plus. -Highly organized and capable of managing multiple tasks and priorities with a proactive, action-oriented mindset. -Strong oral and written communication skills; Spanish language proficiency is a plus. -Customer-focused mindset with a commitment to understanding and meeting stakeholder needs. -Ability to drive/travel as needed -Ability to transport and move up to 20 lbs and move as needed ( for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio ) -Collaborative team player who values diverse perspectives and works well in cross-functional environments. -Ability to move about work location -1–2 years of experience in land acquisition, planning, or development. -High School diploma required; College degree in Accounting or Finance preferred. -Ability to observe details at close range and communicate information so others will understand
