The Role
Overview
Maintain cleanliness, landscaping, and minor repairs for property grounds.

Tasks
-Install, move & hook-up appliances. -Other responsibilities as may be determined. Overseeing the maintenance of exterior lighting, gutters, down-spouts, roofs and flashing, roadways, walks, swimming pools, laundry facilities, recreation areas, buildings, and grounds. -Assist with apartment make-readies as requested, such as trash in vacant units, caulk, check appliances & smoke detectors, replace parts, etc. -Perform light painting duties as directed. -Strictly observing company policy concerning service requests and property policies. -Maintaining a clean, orderly, secure workshop. -Deliver notices & flyers to residents as needed. -Attending all instructional classes conducted by IDP Property Management. -Replace light bulbs in the common area & breezeways as needed. -Clean air conditioner vents & replace filters in all vacant apartments. -The Groundkeeper must arrange the daily schedule around the management offices. Any litter or debris is to be picked up every morning & to be completed no later than 9:30 AM of each business day. All other duties will be assigned according to their urgency, including but not limited to the following: -Clean the Common Area, Breezeways, scrub down area, pick up trash, etc. -Replace all first-floor window screens upon request. -Replace air filters as scheduled for all occupied apartments. -Keep the property management office and landscaping clean by inspecting property each morning & picking up any trash littering the grounds. -If applicable, prepare for a government program and/or lender-sponsored physical inspections such as MORs and REACs. -Assist the service technician or assistant service technician as needed. -Policing of the property and dumpster areas morning, evening, and on weekends.

What You Bring
-Must be able to lift 80-100 lbs. regularly. -Knowing the location of all water, gas, and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers. Having available the telephone numbers of the police, ambulance service, fire department, power, gas, and water companies.
