Tasks

This Regional Manager oversees a portfolio of Class B/C communities, driving operational performance, maximizing revenue, controlling expenses, and elevating team execution at each asset. -Negotiate vendor contracts and standardize costs across the portfolio -Strengthen renewal strategies and reduce turnover costs -Coach and develop Property Managers and on-site teams across Class B/C properties -Lead site teams across a Class B/C portfolio to achieve occupancy, revenue, and NOI targets -Help build the next generation of Avita’s operating model through real-world testing -Provide feedback to Avita leadership on tools/processes to improve speed and efficiency -Improve turn cycle efficiency, reduce vacancy days, and control turn-related expenses -Ensure leasing and marketing efforts align with the demographic and submarket profile of each property -Use dashboards and reporting to drive decisions—not intuition alone -Execute operating disciplines that stabilize and reposition Class B/C assets -Partner with revenue management tools (HelloData, Rentana) to set dynamic pricing -Support recruiting, staffing, and performance management -Oversee monthly financial reporting, budget reviews, and performance plans -Identify revenue opportunities using data, market insights, and operational trends -Monitor property performance, conduct regular walkthroughs, and ensure adherence to standards -Reduce controllable expenses (turns, repairs, contracts, admin, utilities) -Embrace new tools, automation platforms, and AI-driven solutions -Drive collections strategy—reduce delinquency and improve recovery -Review and manage property-level budgets with Property Managers -Hold teams accountable using performance KPIs and clear expectations -Lead property walks, operational audits, and training initiatives

This is a hands-on operational leadership role requiring someone who understands the reality of Class B & C operations—occupancy retention, collections discipline, work order efficiency, turn management, and value-add execution—while also embracing the future of tech-enabled property management. -Able to coach Property Managers who lead diverse, hands-on teams -Experienced specifically with Class B/C and value-add assets across multiple submarkets -Tech-forward mindset and openness to change -HelloData (comps tracking) / Rentana (revenue management) -5+ years of multifamily experience with regional or multi-site management strongly preferred -Open to tech disruption—automation, AI-driven tools, revenue management, and new workflows -Proven success in occupancy management, collections, renewals, and expense control -Disciplined in expense management, contract negotiation, and operational controls -Deep experience operating Class B/C and value-add communities -Elise AI (CRM & leasing automation) -Strong at driving occupancy, collections, renewals, rent growth, and NOI -Leadership presence with the ability to motivate and develop teams -Ability to thrive in a fast-scaling, 5,000 → 10,000 unit growth environment -Analytical and comfortable managing through data, KPIs, and dashboards -A leadership presence who can instill accountability and consistency across on-site teams -Strong financial skillset: budgets, P&Ls, variance analysis, NOI improvement
