Overview
On‑site technician handling property maintenance, repairs, cleaning and resident support.

Tasks
-Dusting and cleaning of fire hose cabinets and bells and elevator tracks -Removal of garbage items and old/broken appliances -Repair of minor maintenance items (i.e. Light fixtures, vents, filters, plumbing fixtures) -Comply with regular fire safety and life safety standards including keeping fire, Risk check, maintenance and preventative maintenance logs up to date, as well as completing and holding fire drills -Snow and ice removal, salting of all entrances, walkways, and rooftop accesses, and maintenance of snow removal log books -Pick up loose garbage around exterior of property and detect any serious deficiencies about curb appeal or hazards to residents -Maintenance and cleaning of garbage chutes, garbage rooms (walls, floors), recycling rooms -Watering of gardens and lawns -Ensure resident issues and service requests are addressed within 24 hours -Ensure residents are acting in accordance with rules and regulations with particular focus given to maintenance, stored hazardous substances, etc. -Repair maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures) -Ensure that the property is in compliance with provincial and municipal regulations (water testing etc.) -Vacuuming, sweeping, and mopping of carpeted or tiled common areas -Meet and interact with residents in a customer friendly and professional manner -Handling of garbage and recycling bins -Pre-inspection of vacant suites (ensuring they are prepared) -Thorough cleaning of all appliances, floors, walls, windows, kitchen, washrooms, and balconies -Operate all equipment safely, ensures standards of snow removal are adhered to and logs taken for insurance purposes and ensures equipment maintained properly (if -Supervise service providers and contractors and oversee quality of work performed -Coordinating with Property Manager to ensure Scheduling of contractors and staff for maintenance of property and any issues that arise. -General maintenance of common areas (lobbies, elevators, hallways, stairwells, windows) and amenity areas (laundry rooms, swimming pools, recreation rooms) -Maintain a professional and presentable appearance at all times -Conduct daily visual inspection of all mechanical, HVAC and sprinkler systems -General maintenance of underground garage and parking levels, service rooms, foyers, patios, and rooftops (where applicable) -Ensure that grounds are maintained in accordance with established company standards. This includes, but is not limited to ensuring that all sewage, water, gas and electrical systems are in good working order and responding to and addressing any maintenance, -Promote a neighbourly and community atmosphere

What You Bring
-Ability to drive small vehicles, tractors, etc. -Excellent communication skills to deal with residents, prospects, colleagues and trades -Basic computer and keyboarding skills -Ability to perform minor repairs and aptitude for mechanical systems -Strong customer service and selling skills -Demonstrated cleaning skills -One individual must be able to lift and push heavy objects 50-100lbs, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time -Thorough knowledge of all maintenance systems (pumps, emergency generators, swimming pool, sprinklers, ventilation, boilers, etc.) -Background in residential property management or related business experience (skilled-trade, handyperson) -Knowledge and understanding of the safe handling of cleaning materials (WHMIS) -Extensive knowledge of emergency procedures including fire, flood, and mold and ensure staff has thorough understanding -Knowledge and understanding of the safe handling of cleaning materials used at the property (WHIMIS)
