The Role
Overview
Live‑in maintenance technician responsible for property upkeep, repairs, cleaning, and resident service.

Tasks
-Removal of garbage items and old/broken appliances -General maintenance of common areas (lobbies, elevators, hallways, stairwells, windows) and amenity areas (laundry rooms, swimming pools, recreation rooms) -Pre-inspection of vacant suites (ensuring they are prepared) -General maintenance of underground garage and parking levels, service rooms, foyers, patios, and rooftops (where applicable) -Supervise service providers and contractors and oversee quality of work performed -Watering of gardens and lawns -Vacuuming, sweeping, and mopping of carpeted or tiled common areas -Ensure resident issues and service requests are addressed within 24 hours -Pick up loose garbage around exterior of property and detect any serious deficiencies about curb appeal or hazards to residents -Dusting and cleaning of fire hose cabinets and bells and elevator tracks -Repair maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures) -Thorough cleaning of all appliances, floors, walls, windows, kitchen, washrooms, and balconies -Meet and interact with residents in a customer friendly and professional manner -Handling of garbage and recycling bins -Maintain a professional and presentable appearance at all times -Ensure residents are acting in accordance with rules and regulations with particular focus given to maintenance, stored hazardous substances, etc. -Snow and ice removal, salting of all entrances, walkways, and rooftop accesses, and maintenance of snow removal log books -Ensure that grounds are maintained in accordance with established company standards. This includes, but is not limited to ensuring that all sewage, water, gas and electrical systems are in good working order and responding to and addressing any maintenance, -Comply with regular fire safety and life safety standards including keeping fire, Risk check, maintenance and preventative maintenance logs up to date, as well as completing and holding fire drills -Operate all equipment safely, ensures standards of snow removal are adhered to and logs taken for insurance purposes and ensures equipment maintained properly (if -Maintenance and cleaning of garbage chutes, garbage rooms (walls, floors), recycling rooms -Ensure that the property is in compliance with provincial and municipal regulations (water testing etc.) -Promote a neighbourly and community atmosphere -Conduct daily visual inspection of all mechanical, HVAC and sprinkler systems -Repair of minor maintenance items (i.e. Light fixtures, vents, filters, plumbing fixtures) -Coordinating with Property Manager to ensure Scheduling of contractors and staff for maintenance of property and any issues that arise.

What You Bring
-Ability to drive small vehicles, tractors, etc. -Knowledge and understanding of the safe handling of cleaning materials used at the property (WHIMIS) -Thorough knowledge of all maintenance systems (pumps, emergency generators, swimming pool, sprinklers, ventilation, boilers, etc.) -Extensive knowledge of emergency procedures including fire, flood, and mold and ensure staff has thorough understanding -Knowledge and understanding of the safe handling of cleaning materials (WHMIS) -One individual must be able to lift and push heavy objects 50-100lbs, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time -Excellent communication skills to deal with residents, prospects, colleagues and trades -Background in residential property management or related business experience (skilled-trade, handyperson) -Strong customer service and selling skills -Basic computer and keyboarding skills -Demonstrated cleaning skills -Ability to perform minor repairs and aptitude for mechanical systems
