Tasks

-Conduct site-level audits and performance assessments of maintenance teams. -Supports the maintenance staff by participating in the interview process, facilitating training and managing performance in accordance with company policies values and business practices. -Promotes positive, proactive internal and external customer interactions to make the Ovation experience the highest quality. -Promote a team culture of accountability, professionalism, and customer service. -Help manage vendor relationships and oversee contractor performance for routine and emergency services. -Ensure MSR’s and vacant unit turns are completed in alignment with Ovation policy. -Promote safe working conditions and proactively identify and mitigate hazards. -Assist and participate in hands-on maintenance work including HVAC, electrical, plumbing, and general repairs. -Coordinate and monitor capital improvements, maintenance projects and overall property aesthetics in collaboration with the Director of Facilities. -Monitor inventory and supplies to ensure tools and parts are available to meet property needs. -Support onsite maintenance teams in addressing resident escalations quickly and effectively. -Responsible for the effective maintenance operations including maintenance service requests, vacant unit turns, safety, cost control and alignment with Ovation policies and procedures. -Support onsite maintenance staff, providing guidance, technical expertise, and coaching. -Partner with Community Managers to enhance the resident experience through timely, quality maintenance work. -Monitor and maintain compliance with health, safety, and environmental regulations. -Assist with recruiting, onboarding, and training new maintenance employees. -Identify opportunities for expense control or savings and review large purchases under the approval threshold. -Conduct monthly property visits and inspections to ensure the physical integrity and maintenance standards of each location, while delivering a detailed report for each site visited. -Oversee execution of special projects in collaboration with Asset Management -Support the implementation of energy-efficient and sustainable maintenance practices. -Maintain accurate records of inspections, repairs, and maintenance activities. -Ensure staff adhere to company policies, safety procedures, and regulatory guidelines. -Support emergency preparedness and response planning, including on-call rotation and storm response.

What You Bring

-Ability to prioritize and manage multiple sites and tasks efficiently. -Proficiency in diagnosing issues and recommending practical repair solutions. -HVAC certification and CPO (Certified Pool Operator) certification required. -Minimum 5 years of progressive experience in property maintenance, with at least 2 years in a supervisory or regional role. -Flexibility to travel regionally and respond to emergency maintenance needs. -Excellent communication and leadership skills. -Ability to use maintenance software systems and mobile communication tools. -Working knowledge of building codes, OSHA regulations, and safety practices. -High school diploma or equivalent required; trade school or technical certification required. -Strong hands-on skills in building systems: HVAC, electrical, plumbing, carpentry, etc.
