Oversee building management, maintenance, budgets, contracts, and tenant fit‑outs.

Tasks

-Supervise tenants’ fit out for compliance to requirements under the tenancy design and/or fit-out guidelines and regulatory requirements. -Revise and update the tenancy design and/or fit-out guidelines periodically for alignment with new requirements and/or standards. -Plan for contract renewals to ensure no disruption to services and operations. -Evaluate vendors’ performance to identify areas for improvement. -Develop equipment replacement and/or upgrading plans to improve building conditions and service level. -Develop annual operating and capital expenditure budgets for all works to be carried out based on building plans, maintenance schedule and operation requirements. -Participate and contribute in Asset Enhancement Initiative and provide supports to key stakeholders and Tenants for a smooth delivery of the works. -Advice on change of uses, reconfiguration, subdivision of tenanted units for compliance to building system and regulatory requirements. -Manage and control expenditures to be within budgets. -Search and evaluate new technologies that can improve productivity and/or equipment efficiency for better cost efficiency. -Plan and ensure timely implementation of maintenance works/services and major capex replacements to ensure the building systems/services perform as intended. -Direct and lead Building Management and Engineering Services for works to be carried out in accordance to requirements and ensure no service disruptions and delays. -Manage overall building security and safety enforcements to enhance overall customers' experience. -Evaluate tender/quotation submissions for recommendations to award. -Propose and evaluate new contract models for better cost efficiency and productivity. -Supervise and ensure works carried out are in compliance to regulatory and contractual requirements.

What You Bring

-Degree in Engineering, Facilities Management or equivalent -Good communication and presentation skills required to collaborate with management and across the organization -Possess experience and knowledge in sustainability (e.g. Green Mark Certification) initiatives and regulation requirements (e.g. carbon emission footprint) -Strong people management skills with ability to lead, guide and coach team -Minimum 6 years of relevant experience in facilities management with 3 years in people management role -Preferably with experience in retail mall or real estate industry -bizSAFE Level-2 Certification is preferred -Possess fire safety manager certification is preferred
