Tasks

Oversee risk assessments, inspections, and audits–ensuring documentation is up to date. Develop and monitor KPIs: asset uptime, complaint resolution, compliance rates. The Maintenance Manager will ensure the smooth and safe operation of all building services within the East Slope and West Slope Balfour Beatty student accommodation development. Responsible for managing planned preventative and reactive maintenance, supervising a technical team of 11 trades, coordinating with external contractors, and ensuring regulatory compliance, the post will interface with stakeholders, including university staff and students, to deliver a high-quality living environment. The manager will be expected to take part in the on call rota, which will typically be a minimum of 1 in 6 weeks. Coordinate with H&S teams to ensure statutory duties are met. Manage and mentor maintenance staff, including lead technicians, ensuring high standards of workmanship. Ensure toolbox talks are delivered to the site team. Manage contracts for specialist services and oversee workmanship quality. Assist with building refurbishment, upgrades, and system installs. Ensure safe working practices, legal compliance (e.g., risk assessments, method statements), and promote a culture of safety. Support skill development through training, induction, and workshops. Plan maintenance activities around peak periods and summer turnovers. Maintain accurate maintenance logs, documentation, and statutory records. Review RAMS, deliver inductions, and raise necessary permits. Drive continuous improvement by identifying recurring issues and implementing solutions. Contribute technical guidance to planned expansion projects. Maintain statutory compliance with health, safety, and building regulations. Tender and deliver annual lifecycle works. Oversee planned preventative maintenance (PPM) across mechanical, electrical, HVAC, plumbing, and fire safety systems. Schedule and manage routine inspections and compliance tasks (EICR, gas safety, fire alarms, lifts, etc.). Support the FM Co-ordinator to schedule contractor PPM attendance. Lead on reactive maintenance, ensuring timely response to resident and facility requests. Liaise with external providers to deliver quality service and control costs. Prepare regular reports on maintenance performance, compliance, and asset management.

What You Bring

Problem-solving mindset, attention to detail, and strong communication. Formal accreditation in IOSH or NEBOSH (desirable). Be appointed as the Authorised Person (low voltage), Authorised Person (mechanical), Responsible Person (Water) and COSHH co-ordinator. Minimum 5 years’ experience in maintenance management. Commercially aware, capable of controlling maintenance budgets. Strong leadership, people management, and interpersonal skills. Proficient in building management and FM software systems. Technical competence across mechanical, electrical, plumbing, HVAC, and fire systems. Membership of a chartered body (desirable). Customer-centric focus with strong service orientation. Can-Do, solutions focused attitude. Proven track record in managing technical teams, PPM systems, and compliance. Experience managing external contractors effectively. Excellent organisational, planning, and budgeting capabilities. Have experience with CAFM systems. Qualified to HNC/HND or equivalent in Mechanical/Electrical Engineering.
