Overview
Mobile technician handling maintenance, repairs, and emergency calls across multiple properties.

Tasks
-Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster -Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager -May be required to work atop of buildings or on roofs, as needed -Ensure the property is always well kept and maintained and immediately address any safety concerns -Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided -Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor

What You Bring
-Valid driver’s license may be required based on property size and potential need for use of a golf cart. Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions -Takes initiative and self-motivated to complete tasks at hand -Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc. -Minimum of 5 years of maintenance experience, preferably in multi-family -Possess proven knowledge of carpentry, electrical, plumbing, appliance repairs, roofing repairs, and other general maintenance skills -Must be willing to travel out of state -Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable -Knowledge of Federal, State and Local Fair Housing laws, OSHA, and EPA regulations -Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls -CPO certification is preferred -Must be available to work nights, holidays, and weekends, as scheduled for on-call service requests -Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs. -HVAC/EPA certifications Type I and II or Universal for refrigerant recycling is required -Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder -Possess strong time management, prioritization, and organizational skills -Communicate clearly and professionally with residents, prospects, and visitors
