The Role
Overview
Oversee maintenance, supervise team, handle HVAC/plumbing/electrical, ensure property upkeep.

Tasks
-Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. -Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management. -Assist in the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, communicating the needs with the centralized maintenance manager, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. -May periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required. -Be aware of and operate within company safety policies at all times. -Participates in “on-call” rotation and responds to emergency calls as needed. Weekend work may be required based on the needs of the Fogelman community -Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. -Planning, assigning, and directing work to ensure all work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs following established policies, procedures, safety standards, and code requirements. -Adhere to all company policies including but not limited to safety and Fair Housing. -Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. -Responsible for positive communications with residents, vendors, and co-workers. -Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the centralized maintenance manager about re-ordering needs. -Complies with Fogelman’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately.

What You Bring
-Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions. -Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak. -Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred. -Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach. -Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders. -Depending on the property, a valid driver's license and automobile insurance may be required. -May be required to have a Certified Pool Operator (CPO). -Must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.) -Proficient in use of computers and online applications. -Proficient in the following areas: plumbing, HVAC, electrical and appliance repair. -Frequently lift and/or move up to 50 lbs; Occasionally lift and/or move 50 lbs or more.
