Tasks

-Ensure quality of maintenance and turnover work. -Assist and provide support to the construction department, as needed. -Assist with the development of capital improvement budgets. -Supervise and provide guidance and training when needed to on-site maintenance team members. -Ensure the highest quality customer service to residents. -Plan, oversee, schedule, and perform preventative maintenance programs. -Perform and supervise the completion of work orders in a timely manner. -Assist with special projects and company initiatives and provide support to other maintenance personnel as needed. -Conduct regular property inspections to maintain community appearance and ensure repairs are completed in a timely and high-quality manner. -Always represent the company in a professional manner. -Provide support to staff to encourage teamwork and lead as an example in creating a harmonious environment. -Bid, schedule, and supervise contracted work. -Organize and maintain maintenance shops and inventory to company standards. -Schedule, manage, and assist with apartment make ready work. -Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc., within company guidelines to minimize liabilities (i.e., criminal activity on the community, employee/resident injuries, fires, floods, freezes, etc.).

What You Bring

Levco Management is currently hiring an Area Maintenance Manager for a portfolio of properties in Virginia. We are seeking an individual with strong experience in the apartment industry who is dependable, hard-working, and interested in developing their technical and managerial skills. This position is responsible for maintaining curb appeal, completing maintenance requests, preventative maintenance programs, and apartment turnovers. -Must have a valid driver’s license and reliable transportation. -Must be able to lift at least 50 lbs regularly without assistance. -Strong HVAC skills (installation and troubleshooting/repair) with EPA Universal certification. -Minimum 2 years’ experience at a 400+ unit property. -General plumbing skills and electrical skills. -Requires frequent travel between properties located throughout Virginia. -Must provide own hand tools and handheld power tools. -Strong management and leadership skills with the ability to hire, lead, and manage team members with the ability to prioritize tasks. -General apartment maintenance skills (drywall, appliances, etc.). -Prior experience with multiple or large apartment properties preferred. -Demonstrate ability to perform tasks described without seeking outside contractor assistance. -Strong computer skills with a knack for technology. -Minimum 5 years’ experience as an apartment maintenance supervisor. -Successful candidates must be able to pass a background check.
