Tasks

-Plan and execute on-campus marketing activities within the confines of the marketing budget. -Complete guest cards. -Generate new leads. -Maintain effective communication with prospective residents and guarantors. -Ensure leasing staff complies with corporate procedures and government laws on Fair Housing. -Assist in collecting application fees, security deposits, and other income as needed. -Participate in weekly Asset Management & New Development calls. -Develop and execute new strategies and programs designed to meet pre-leasing goals. -Review daily opening and closing checklists, including model & tour route inspections, to ensure completion. -Prepare market surveys, Velocity reports, and marketing plans as needed. -Unit make-readies including but not limited to cleaning, painting, & furniture placement -Conduct weekly or bi-weekly leasing staff meetings. -Ensure an adequate stock of collateral and promotional items are available. -Assist in resolving future resident issues/conflicts and escalate to the Sales & Marketing Manager as needed. -Schedule & conduct model unit tours. -Conduct all tasks necessary to close the sale in accordance with LEASE training guidelines including: -Promote the community via social media platforms and email/text campaigns utilizing the Property Management Software. -While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. -Recruit and interview applicants to fill vacant leasing staff positions. -Ensure all data is accurately entered in Entrata and daily follow-up is completed. -Assist Operations Team with Move-in Day as needed -Ensure confidentiality of client, resident, and company information. -Identify individual development needs of the leasing staff and provide coaching opportunities to improve their knowledge and skills. -Participate in all Move-in related activities including but not limited to: -Prepare and manage leasing staff schedules. -Make purchases for the property & provide documentation/receipts as needed. -Review all applications, guarantor forms, and Housing Contracts. -Maintain relationships with university partners and participate in on-campus marketing events. -Understand LEASE training guidelines and marketing best practices and train the leasing staff accordingly. -Attend and contribute to Landmark Lineup and required staff meetings.

What You Bring

-Proficient in Microsoft Office Suite or related software. -Bachelor’s degree preferred. -2 years’ leasing experience in the student housing industry preferred. -Entrata experience preferred -Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. -Must be reliable, responsible, and dependable. -Most possess strong organization and communication skills. -The employee may infrequently drive a vehicle (intrastate and interstate travel) or be subject to air travel for purposes of Company business. -Must possess strong leadership and problem-solving skills. -High School diploma or equivalent required. -New Development/Lease-Up experience preferred. -Understand the Housing Contract and all related addendums and be able to clearly communicate to prospects and guarantors.
