Tasks

BEAR is hiring a Senior Project Manager to handle needs for its Commercial projects (new construction, tenant improvement and rehab). The position requires a deep understanding of various project management skills. This person is responsible for the success of all projects within the commercial department with the assistance of a project management team. -Estimate and manage budget preparation -Manage Job cost & status reporting -Develop scope and buy-out -Our Senior Project Managers (with the assistance of a project management team) are responsible for supervising all on-site construction and land development, including issuing contracts, performing scope review, scheduling sub-contractors, resolving day-to-day problems on the job site and inspecting all work during construction to ensure compliance with plans, specifications and relevant building codes. -Manage Punch Lists and Project Closeouts -Manage logs for RFI’s, Change Orders (CO’s) submittals and directives -Manage payment processing -Determine contractor/subcontractor pre-qualifications -Oversee superintendent team -Handle Requests for Information (RFI’s), change orders, submittals and directives -Negotiate subcontractor disputes -Schedule overall job and subcontractors -Plan review, cost analysis and value engineering -Handle finishes coordination -Responsible for providing leadership and support for other project managers and superintendents on your team -Interact with clients, lenders and owners -Manage contracts

What You Bring

-Knowledge of Project Management Scheduling Software -Knowledge with Excel based Project budgets -OSHA certified -5-10+ years of solid hands-on experience with a GC or with a developer as a Project Manager constructing low to mid-rise projects -Knowledge of local Building Codes is required
