The Role

Overview

Manage and lead preconstruction phases, cost estimating, scheduling, and team coordination.

Tasks

-Provide monthly cost analysis for all active preconstruction assignments and manage the preconstruction department budgets -Provide advice, liaison, planning, etc. to current and future clients -Provide clear scopes of work to all bidders and Pre-Qualify bidders -Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project -Responsible for variance reports allows for clear identification of changes to the estimate -Produce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationships -Assure estimates are complete and reflect all that is required to build the project -Participate in preparation of proposals for new business and presentations to clients -Act as document reviewer and advisor for constructability and value analysis -Plan and lead the preconstruction strategy meeting on the approach to the project or estimate -Coordinate, manage, and supervise the work of subordinate preconstruction members and support staff -Assure that a preliminary construction schedule has been developed for each estimate -Assist in the preparation of studies, materials, methods, recommendations and cost estimates as required -Establish and maintain relationships with existing and new clients -Create realistic and detailed schedules for all design, approval, estimating and purchasing activities -Organize and lead the transition meeting between the project operations team and the preconstruction team -Prepare and analyze cost models during the Design Development and/or bidding period -Know and use cost control system -Assure that potential risk factors have been evaluated and reviewed with senior management -Review and approve all estimates and schedules prepared for assigned, negotiated projects and/or hard bid jobs -Meet client’s needs prior to contract execution

What You Bring

-Thorough understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development) -Leadership ability -Drafting and computer skills -Fundamental knowledge of contract law and project accounting -Effective interpersonal skills -Problem-solving ability and strong sense of urgency -Engineering, Construction Management or Architectural degree, or equivalent experience -Field construction experience (5-8 years, including supervisory skills)
