Tasks
As a Preconstruction Manager, you’ll play a critical role in guiding projects through early planning, pricing, and strategy — helping transform ideas into buildable, successful realities. -Perform detailed quantity take-offs and cost analyses, incorporating allowances, contingencies, and profit. -Collaborate across departments (Land Development, Sales, Operations, Purchasing) to align scope, budget, and schedule. -Lead communication and coordination with clients, design teams, and trade partners throughout preconstruction. -Mentor and support estimating staff while maintaining vendor and subcontractor relationships. -Refine preconstruction tools and processes to enhance efficiency and consistency across projects. -Prepare and maintain key preconstruction deliverables, including bid tabs, scope documents, and risk assessments. -Review and interpret drawings and specifications to identify constructability issues, risks, and cost impacts. -Ensure a complete and accurate hand-off to construction operations, aligning budget, schedule, and procurement. -Develop conceptual budgets, schedules, take-offs, and scope definitions early in project planning. -Drive value-engineering initiatives and recommend cost-effective design alternatives. -Solicit and manage subcontractor and supplier bids, including prequalification, bid analysis, and negotiation. -Lead the preconstruction phase for multiple projects from concept through contract execution and turnover to operations.

The ideal candidate will bring experience in estimating, design-build delivery, and preconstruction coordination — someone who thrives on collaboration with clients, design partners, and internal teams to set every project up for success. -Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent experience) -Proven ability to manage multiple projects and deadlines in a fast-paced environment -Advanced proficiency in Microsoft Excel and estimating/take-off software; familiarity with procurement and contract documentation -Strong understanding of construction methods, materials, unit cost estimating, subcontractor procurement, and scheduling -Exceptional communication, negotiation, and relationship-building skills -Analytical mindset with the ability to identify risk, assess cost/schedule impact, and present clear solutions -7+ years of preconstruction, estimating, or construction management experience in commercial development
