Tasks

The Leasing Specialist is responsible for generating leads, while selling and renewing apartment leases in accordance with Company and Fair Housing guidelines. Additionally, the primary role of this position includes professionally and personally greeting prospects, demonstrating the features & benefits of the property, and securing lease agreements. -Respond to internet leads, answer prospect calls, schedule appointments, conduct property tours, and promote community features. -Inspect units for move-ins to ensure units are ready and prepare move in packets for new residents. -Collect application fees, deposits, and rent. -Assist with planning and hosting of resident functions and special events. -Prepare and submit resident application materials for approval. -Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. -Greet visitors (residents, future residents, and internal team members) and deliver high quality customer service. -Prepare move-in / move-out notices, inspections, or procedures. -Prepare service requests. -Maintain prospect traffic and leasing data. Assist with other computer data entry as necessary. -Follow up with prospects after viewing homes or submitting applications.
