Installing, repairing, and maintaining climate control and other mechanical systems within the site.
Assisting the operations supervisor and other building operators with installation and repair of building mechanical systems.
Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion.
Remaining current and up to date with new industry practices, legislative changes, and new technologies.
Assisting with environmental assessments and reporting.
Assisting with insurance and risk management inspections, remedial actions, and reporting.
Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
Assisting with waste, recycling, and hazardous materials issues.
May be required to attend to or provide direction during after-hours emergency situations.
Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
On occasion, work requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions.
Provide on-call coverage and work a regular scheduled weekend shift (rotation every 5th week).
Ensuring the property is maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, the welfare of the property.
General maintenance including back of house repairs, painting, drywall repairs, housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
Participating in the corporate and site occupational health and safety program.
Responding to tenant service requests in a timely manner.

Work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations.
Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
Minimum requirement of a 5th Class Power Engineer ticket and working towards the 4th Class Power Engineer certification.
Ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes.
Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations.
Be available to work after-hours and weekends for any site emergency and/or unscheduled work.
Ability to communicate effectively and professionally, both oral and written, with all levels within the company; with QuadReal’s customers and contractors.
Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results.
Sound administrative and organizational skills.
A valid drivers license.
Intermediate level skills in Microsoft Office.
Plus, a minimum of 3 years direct work experience in junior or intermediate position in commercial high-rise building operations.
Proven strong relationships with industry peers and trade associations.
