The Role

Oversee a multi‑million‑dollar property, leading staff, operations, leasing, and finances.

Tasks

-Monitor supplies and maintain equipment -Complete tasks in a safe and efficient manner -Assist with interviewing and recruiting associates; mentor and develop all associates -Follow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws -Consistently meet monthly income and expense budgets for the community -Prepare and disseminate deposit accountings accurately and on time -Prepare, approve and sign accurate and timely payroll records; manage overtime except for an emergency -Complete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies daily -Manage and negotiate all lease renewals in a timely manner and promote resident retention -Review monthly financial performance reports with onsite teams; set strategy for meeting budget, revenue management, and expense control -Schedule timely completion of make-readies and service requests with maintenance staff and vendors -Manage vendor relationships for best pricing, quality and service -Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards -Maintain office and maintenance inventory and pay vendor invoices timely -Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times -Perform pre-move out inspections with Service Manager, timely -Diligently ensure pool and spa maintenance is completed daily, when applicable -Manage any staff issues promptly; communicate performance evaluations of site staff to Area Director and/or Regional Director -Process all resident, financial, analytic and reporting tasks for the community -Manage and complete property improvements and preventive maintenance scheduled tasks, promptly -Process prospective resident applications and conduct new move-in orientations -Prioritize leasing for all office associates daily and conduct tours as needed

What You Bring

-Yardi and Paycom experience preferred; Willing and able to learn new software programs -Must agree to a criminal background check and sign an agreement for voluntary drug testing -Ability to work outside of normal scheduled hours as needed -Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook) -1-2 years property management experience required -Willing and able to be assigned to other Weidner properties as needed -Work effectively and cooperatively in a team environment and/or independently -Working knowledge of English; detail oriented, well organized -Prior management experience desired -Able to give professional directions clearly in person, over the phone, email, and text -Must have access to personal vehicle and/or reliable transportation, at all times -Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis -Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
