Maintenance Supervisor II (Edgewood Apartments and Mill Valley Estates)

Oversee maintenance staff and operations for two apartment communities.

Tasks

-Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff. -Conduct and participate in weekly staff meetings. -Assist in hiring, developing, training and holding staff accountable to operating standards. -Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager. -Responsible for preparing work schedules for maintenance staff and vendors to complete service requests. -Complete monthly building and unit inspections to ensure property is maintained to operating standards. -Participate in on call activity during off hours, emergencies and hands on maintenance activity. -Maintain the preventive maintenance program and overall curb appeal. -Maintain working knowledge of all maintenance programs and capital improvement projects. -Review third party property inspections to resolve maintenance repairs.

What You Bring

-A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. -1-3 years of supervisory / managerial experience. -High school diploma or GED equivalent. -General knowledge of electrical, plumbing, appliance and HVAC. -Direct experience with computer systems, such as Microsoft Office. -Excellent customer service skills. -Solid verbal and written communication skills. -Knowledge of capital project billing process. -Ability to supervise and work with a diverse group of people and personalities. -HVAC, Asbestos and Lead Based Paint certification. -CAMT certification. -3-5 years of relevant work experience.
