Tasks

-Monitor and analyze the operations of electrical equipment; determine the cause of problems/malfunctions and take corrective action as required -Records readings and make adjustments where necessary to ensure proper operation of support equipment. -Oversee safety and policy compliance of vendors while escorting -Participate in site-specific training with vendors - attribute time to training -Update Shift Lead/ACE/Chief on any anomalies reported throughout the shift -Monitor and analyze the operations of mechanical equipment; determine the cause of problems/malfunctions and take corrective action as required -Oversee all special project work and follow proper guidelines/requirements -Perform purchasing ordering/documentation/receipt for parts/supplies as required in support of all cost centers for location/site -Provide vendor escort/work supervision, as required for PMs and other activity -Complete assigned JLL Critical Environment assessment modules: TDP 100 (General Building Engineering), TDP 200 (Mechanical Systems 1), and TDP 400 (Electrical Systems 1) -Utilize CMMS (Corrigo) to maintain/manage work orders, projects, training, and other specified activity; Completing within the required time -Review EOP/SOP/MOP's quarterly, as assigned -Create CM work orders in Corrigo for reactive work activities -Maintain a clean and organized work environment, including but not limited to data center space(s), shop, and mechanical rooms. Return unused tools to workshop and unused supplies to store room(s) -Comply with departmental policy for the safe storage, use and disposal of hazardous materials -Maintain all tools and order necessary equipment as required for the installation and repair of equipment -Provide on site orientation and guidelines to all new vendors during initial site visit -Provide on site orientation and guidelines to all existing vendors annually -Verify all purchased items are received -Comply with Client/Account KPIs for Remedy ticket scheduling and implementation -Attend meetings as requested (FSR/Property Review/projects, etc.) -Report on daily progress/completion for critical vendor activity, (photos, emails, etc.) -Adhere to KPIs for account, as outlined in Quarterly Account Scorecard -Adhere to assigned work schedule, per posted schedule(s) -Learn, follow, an adhere to any/all JLL Directives (New JLL Policies/Best Practices etc.) -Provide vendor escort/work supervision, as required for complex projects or activity -Identify and report energy savings opportunities via PEERs system -Capture/Submit cost savings for campus -Capture and submit "good catch"/"near miss" findings and accomplishments into the AIMs system -Gain and/or maintain proficiency with equipment and procedures applicable to role -Execute preventive maintenance (PM) activity, as assigned in Corrigo -Acknowledge assigned work orders within KPI(s) -Adhere to client's contracted security policies procedures -Complete JLL Critical Environment training for TDP 100, TDP 200, and TDP 400 based on assessment results -Report all time into Corrigo accurately -Organize and attend walk throughs of scheduled activity with vendors

What You Bring

-Universal EPA Certification (EPA 608) (to be obtained within 90-days of hire for new hires) -Develop or demonstrate proficiency in at least one of the following technical areas: Refrigeration; HVAC; electrical; emergency backup systems; central plant; chilled water; ventilating and hot water heaters; pumps, valves and mechanical equipment; electrical equipment; and fire suppression systems; -Basic knowledge and compliance with OSHA standards and safe work practices -Complete client-required training, as assigned -Complete JLL-required Qualified Electrical Worker (QEW) training, as assigned -Familiar with computer equipment and Microsoft Office software
