Tasks

-Ensure compliance with all federal, state, and local regulations governing tax credit housing, including adherence to income limits, eligibility guidelines, and annual recertification processes. -Handle resident requests and complaints courteously and efficiently -Develop and maintain on-going resident retention programs -Maintain a thorough knowledge of lease terms, unit specifications, availability, current market conditions, and all community policies and ensure understanding of required application information, screening process, policies, and procedures. -Collaborate with the property management team to develop and implement strategic leasing plans aligned with operational goals and compliance requirements. -Ensure the model/target apartments are ready for show and maintain a clean workspace -Collect a deposit and process future residents’ applications -“Shop” surrounding or competing properties and conduct outreach marketing -Maintain contact with all apartment locator services and local businesses to provide informational material -Effectively multi-task responsibilities across multiple sites, prioritizing tasks and ensuring consistent performance and compliance across all properties. -Manage leasing activities for Low-Income Housing Tax Credit (LIHTC) properties, ensuring accurate and timely processing of applications and lease agreements. -Utilize proper customer service and sales techniques -Create new move-in resident files and assist with the ongoing file maintenance -Work proactively to maintain optimal occupancy rates, including marketing vacant units, tracking leasing metrics, and reducing vacancy turnaround time. -Maintain a professional appearance and conduct at all times
