Tasks

This role is essential within the workflow process. The person will be actively involved in developing detailed knowledge for their team and support the wider engineering resource across the QEH contract estate. To manage the Building Fabric and teams across the entire QEH contract estate, including trade specific managers. Responsible for the delivery of building, fabric and civil related maintenance service in line with contractual obligations, industry best practice and relevant standards and guidance (HTM). The role is to ensure planned preventive maintenance, testing, breakdown maintenance and other contract management related maintenance activities on the estate are completed and records maintained. -To undertake any reasonable duties to maintain all services to the NHS client -Manage Fire door contract and their contractors across site. Ensuring all paperwork is delivered on time and works are completed in line with Equans KPI's and contract SLA's -To manage contractors relevant to the discipline ensuring PPMs are booked in and completed within SLA, and any corrective/breakdown work completed within SLA -Achieve and manage/maintain AP and CP appointments in disciplines as requested by estates management team to support the contract where required and appropriate -Interpret and work from all instructions, drawings, and specifications where -Manage specialist contractors for building and fabric related dependencies across site (QEH and BSMHFT) -Manage the building Fabric AEMs and building fabric teams and assist in the operational delivery for site activity -Manage site performance via use of CAFM systems and other digital based management tools -Carrying out inspections of site tools, plant, access equipment and first aid equipment, reporting on findings and manage resolution ensuring safety and compliance -Provide management support to stakeholders such as University Hospitals Birmingham and Birmingham and Solihull Mental Health Foundation Trusts in meetings and where instructed/required -Where required, provide support for Equans out of hours On Call service -To carry out all works in compliance with Equans KPI's -Carry out Equans Management Safety Visits and compliance audits (MSV) Across the contract on both Internal work force and Sub-contractors -Carry out Monthly minimum 10% Audit checks on works carried out by the estate's teams ensuring compliance, report shortfalls and training requirements

This role includes a DBS Basic check therefore ability to pass is essential. For this role, you must have evidence of the right to work in the UK. Unfortunately, we are not able to offer a re-location package with this job role. Certain roles may require applicants to undergo a Disclosure check, as noted in the role requirements. -Previous management experience of a critical maintenance delivery team -To be fully conversant with and to work to the current regulations, codes of practice, Health & Safety regulations (CDM), HTMs, and all safety rules both Equans and Statutory -Knowledge and understanding of CDM, relevant FM legislation and guidance -Experience of delivering tender reviews, contract management and audit support -City and Guilds or relevant qualifications in building, fabric and civils -Driving Licence -Experience and knowledge of complex building services and environments -Experience of managing multi discipline teams of varying ability to deliver
