Tasks

As an integral member of the property management team, the Licensed Property Manager will provide hands-on management of the company’s property management operations to deliver on TROIKA’s strategic goals. This role is one with the responsibility for optimizing the performance and value of a diverse portfolio of residential, commercial, and mixed-use properties. Reporting to the Senior Property Manager, this role will assist in leading, mentoring, and growing the Property Management department and all unlicensed Property Managers and supporting team. This position demands a forward-thinking manager with a deep understanding of asset performance, exceptional client service, and a strong commitment to operational excellence and innovation. -Conduct site reviews and operational audits to ensure compliance, service consistency, and asset integrity. -Assist in the development of risk management strategies and emergency preparedness protocols across the portfolio. -Assist in contributing to multi-year capital planning, building improvement strategies, and infrastructure investment programs. -Provide mentorship, support to team members, fostering a collaborative and accountable team culture. -Assist with move-ins and move-outs as well as rent collections. -Assist in managing all third-party vendor and contractor relationships at a strategic level, ensuring service standards and value for investment. -Build and maintain strong relationships with tenants, clients, owners, and external partners, ensuring a responsive, solutions-oriented approach. -Monitor and report on portfolio performance, identifying areas for cost optimization and revenue enhancement. -Assist in delivering vision and strategy for the Property Management department in alignment with overall business objectives and asset-level goals. -Assist in providing oversight of insurance matters, claims management, and incident response. -Assist in the full operational lifecycle of all managed properties, ensuring consistent delivery of high-quality services and tenant experiences. -Assist in establishing operational benchmarks and monitor portfolio-wide KPIs to drive performance and support strategic decision-making. -Assist in the annual budgeting and forecasting process for the portfolio, ensuring alignment with ownership goals and financial targets. -Resolve high-level tenant concerns and negotiate resolutions that balance tenant satisfaction with business objectives. -Represent TPMI at industry events, client meetings, and professional forums. -Ensure that all properties operate in compliance with local, provincial, and federal regulations, including Residential Tenancy Act, Strata Property Act, building codes, and other applicable legislation. -Assist in overseeing procurement processes and contract negotiations to ensure favorable terms and performance accountability.

What You Bring

We are currently seeking a Licensed Property Manager to Join our Property Management team! RRSP matching o RRSP Matching -A proven track record in optimizing property management systems and driving performance. -Proficiency with Yardi or other property management software; strong working knowledge of Microsoft Office Suite. -Exceptional communication, conflict resolution, and relationship-building skills. -Resourceful and solution-oriented, especially in fast-paced or complex environments. -3+ years of progressive experience in property management. -Deep understanding of property economics, budgeting, forecasting. -Confident, people-focused leader who can inspire and develop high-performing teams. -Valid Licensed Property Manager designation in BC (mandatory). -Demonstrated success managing diverse portfolios. -Demonstrates discretion, sound judgment, and professionalism at all times; trusted by clients, tenants, and leadership. -Professional certifications such as CPM, RPA, or CCIM are considered assets. -Valid driver’s license and access to reliable transportation. -Strong understanding of residential, commercial, and strata property management practices. -Post secondary education in Real Estate, or a related field preferred.
