The Role

Overview

Manage building operations, safety, maintenance, and tenant services at Apex Plaza.

Tasks

-Resolving complaints, problems, and requests from building tenants through clear communication and occupier meetings -Scheduling regular building maintenance and cleaning services and ensuring service standards are exceptional. -Ensuring that occupants are provided with proper working utilities. -Instilling a high-performance culture within the on-site team -Providing training for building employees as needed -Contacting professionals for fabric repairs as needed -Conduct H&S Audits and risk assessments on contractors. -Drafting and updating emergency plans and evacuation procedures -Hiring contractors as needed to maintain, repair, or improve the property. -Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building. -Overseeing contractors and inspecting completed jobs using Safe Systems of Work -Overseeing security, fire prevention, and other safety systems -Arranging for building improvements using Asset Operating Plan’s along with using initiative to offer further suggestions for improvements. -Utilising onsite IEQ’s and BMS software to proactively monitor comfort, air quality and energy usage. -Maintaining a safe environment with proper lighting, signage, and disability access -Monitoring building maintenance budgets through Concerto software -Assisting with emergency response and evacuations -Monitoring Expenditure and completing service charge reconciliations -Inspecting the building frequently for signs of damage or wear -Scheduling contractors and employees to match the building functionality. -Organising events with support from front of house team along with engaging with local schools and charities -Drive occupier engagement and feedback through events and initiatives -Assisting maintaining records of compliance through compliance software -Supervising grounds staff and nurturing behaviours
