Tasks

-Utilize property resources, equipment and supplies economically -Responsible for understanding and following Asset key policy -Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager -Participate in on-call emergency at community -Ensure consistency in dealing with residents on all matters -The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies). -Enforce policies of the community that the immediate supervisor delegates -Manage excellent customer service and monitor service request turnaround and responsiveness -Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit -Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices -Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. -Assist with the scheduling and performance of all maintenance/repair-related turn events -Participate in unit inspections as requested -Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs -Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns -Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines -Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested -Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner -Ensure all repairs and replacements necessary for community common areas and units -Maintain preventative maintenance program that extends the life of the community while minimizing future repairs -While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another -Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas

What You Bring

-High School Diploma or Equivalent -Ability to understand and perform all on-site software functions; basic computer skills required. -Regular/daily onsite attendance is required -Must have reliable transportation due to the emergency on-call requirement. -Must have basic knowledge of Fair Housing Laws and OSHA requirements.
