We have an exciting opportunity for a Technical Manager to join our team within Vistry Merseyside & Cheshire West, at our Warrington office, with responsibility for our Peel Hall site. As our Technical Manager, you will support the technical delivery of the development, ensuring all design, engineering, and regulatory aspects are progressed efficiently and to a high standard. This includes managing planning applications, NHBC processes, engineering reviews, and document control, while supporting site and commercial teams throughout the lifecycle of the project.

  • Submit and secure approvals from Building Control and warranty providers.
  • Monitor and report technical fees, including S106 obligations.
  • Collate and manage all handover documentation required for NHQC & legal completions.
  • Manage NHBC site creation, initial enquiries, and condition resolution.
  • Review civil and structural engineering designs for compliance and value engineering opportunities.
  • Attend relevant pre-start meetings, briefing teams on technical matters.
  • Liaise with local authorities and statutory bodies to secure timely approvals.
  • Ensure compliance with Building Regulations, NHBC Standards, and other statutory requirements.
  • Progress planning applications and manage discharge of planning conditions.
  • Maintain and manage all technical documentation using 4Projects/Viewpoint.
  • Support the planning lead with feasibility and technical input.
  • Oversee technical approvals for S104, S38, and S278 agreements and ensure timely legal completions.
  • Coordinate and issue accurate design information to internal departments and external consultants.
  • Resolve technical queries and conduct site visits as required.
  • Manage consultants delivering engineering designs, legal plans, and utility layouts.
  • Assist in the production of sales brochures and plot naming coordination.
  • Prepare and issue working drawing packs for tender and construction.
  • Provide technical input to commercial packages.
  • Chair design team meetings and attend site progress meeting.

  • Membership of ICE, CIAT, CIOB or similar professional body
  • Excellent organisational and time management skills
  • Strong communication and stakeholder coordination abilities
  • Degree or equivalent in Civil Engineering, Architecture, or Construction Management
  • Competent in reviewing civil and structural engineering submissions
  • Strong background in NHBC processes and residential housing delivery
  • Proven experience in progressing planning applications and discharging conditions
  • Experience with AutoCAD and MS Office
  • Fluent in 4Projects/Viewpoint document management systems
