Tasks

-Responsible for overall organization and cleanliness of work areas and office areas. -Maintain accurate and in-depth knowledge of the community and competitors in the industry to give potential residents all the information they need to make their decision. -Follow all Key Performance Indicators, like Occupancy more than 95%, Net Leased more than 93%, Renewal retention per month 50% as a minimum standard, 60 days vacant – ZERO, among others KPIs. -Manage the leasing process from tour to move-in including follow-up, closing the sale, completing lease documents, and inspecting units to ensure a great "move-in experience", and that all paperwork is correctly documented. -Meet and support company key performance indicators and objectives to meet or exceed organizational expectations. (Listed below). -Ensure websites and marketing materials are accurate and updated. -Responsible for conducting out-reach marketing at least once per week. -Participate in resident planned activities for maximum customer satisfaction. -Utilize and establish creative marketing and social media strategies to increase property traffic. -Inspect models and available “market ready” units, communicate related service needs to Property Manager. -Immediately record all telephone and in-person visits on appropriate reports. Files own guest cards and maintain according to established procedures. -Represent the company in a professional manner at all times. -Responsible for ensuring the “model” apartments and target apartments are ready for show; -Guide prospects in completing the application and secure deposit in accordance with Vidalta and Fair Housing requirements. -Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.). -Responsible for assisting Assistant Manager in collection of delinquent rents. -Assist management team with other various tasks as required. -Encourage and distribute lease renewals and negotiating terms to minimize vacancy rates. -Fully informed of current rental rates, sizes, locations and all amenities of property.

What You Bring

-Works in a typical office setting with daily exposure to outdoor environments (i.e., heat, cold, damp, rain, etc.) when touring a community. -Strong organization skills and excellent verbal and written communication skills -Need to have an awareness of the “curb appeal” of the property. -Bilingual (English and Spanish) a plus -Thorough knowledge of lease terms, specifications and all community policies. -Exceptional customer service and problem-solving abilities. -Leasing and/or property management experience preferred. -Familiarity with fair housing laws and regulations. -Two (2) years of experience in sales, retail, hospitality and/or customer service. -Knowledge of required telephone and sales techniques. -High School diploma or equivalent. -Detail-oriented, organized, and knowledgeable about financial regulations and best practices in property management. -Operate telephone, personal computer/keyboard, Onesite (Community Software System) and Microsoft Office Suite including Word, Excel, and Outlook. -Must possess a consistently positive attitude.
