The Role

Overview

Oversee maintenance operations, manage team, perform repairs, ensure safety, and handle inventory for apartments.

Tasks

-Research and evaluate current and potential products used in the maintenance and upkeep of the property. -Oversee and manage a safe, healthy and accident-free environment. -Oversee all aspects of the service operations to ensure operational goals are achieved. -Participate in completing work orders including repairing and replacing appliances, plumbing systems, and air conditioning, heating, and electrical systems, etc. -Maintain a positive attitude and provide quality customer service to all prospective and existing residents. -Oversee unit turns and renovations within set goal time frames. -Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the maintenance. -Assist Property Manager in recruiting and interviewing potential maintenance team members. -Schedules and supervises all in-house and/or vendor work. -Oversee organization of maintenance shop and property appearance. -Provide input to Property Manager regarding teammate performance reviews, praise from residents, corrective action needs, etc. -Train all maintenance teammates and encourage them to reach their full potential. -Manages work orders and response times, ensuring completion within established deadlines. -Ensures OSHA (Occupational Safety and Health Act) standards are met at all times. -Walk apartments upon move out with leasing team to assess damage and determine what work is necessary to make the apartment rent ready.

What You Bring

-At least 8 years of general maintenance/general repair experience, 3 years of apartment industry experience required -Must live within 30 minutes of property -Less than 25 pounds - Constant need (66% to 100% of time) -Tech savvy; efficiently use computers and basic software programs -over 150 pounds - Rare need (less than 5% of time) -Management experience required -Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc. -Trade Licensing preferred but not required -Must have own tool kit -Applicants will be required to pass a background check, and reference check prior to their first day to verify their employment eligibility -between 25 - 75 pounds - Frequent need (33% to 66% of time) -EPA Universal certification required -Must have dependable transportation and be able to accommodate a rotating on-call schedule -between 75 - 150 pounds - Occasional need (1% to 33% of time) -*Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.
