The Role
Overview
Oversight of multiple affordable housing communities, budgeting, compliance, and staff support.

Tasks
-Communicate key property, personnel, and resident issues to the regional manager, overseeing vendor work, analyzing systemic property issues, and resolving escalated concerns. -Support property managers in accurate paperwork filing and compliance deadline management. -Partner with HR on staffing plans, performance management, and training initiatives. -Work with new hires and provide training to property managers. -Work directly with regional to accomplish assigned tasks as needed. -Prepare properties for inspection by state, syndicator, among other inspections. Assist with cures and ensure all inspections are closed out. -Oversee daily operations of apartment communities across their region, ensuring effective management of budgets, resident concerns, and compliance with regulations for affordable properties. -Assist with budget preparation. Audit ledgers as needed. -Attend regional and home office training and conferences as required. -Travel to all properties within the portfolio, conducting site visits, attending property inspections, and assisting with interior unit inspections. -Assist in conducting weekly team meetings, quarterly in person meetings, assist with budget preparation. Conduct on site visits on a quarterly basis in conjunction with the regional manager. -Uphold FWM standards of curb appeal, conduct self in professional manner with staff, vendors, and residents. -Analyze operational data to drive performance improvements. -Ensure consistent policy implementation across all sites. -Make regional manager aware of any employee, resident, property, health or safety issues in a timely manner. -Provide strategic leadership, performance coaching, and succession planning.

What You Bring
-Must be willing to commute between properties, traveling on a daily basis between locations, occasionally staying overnight depending on distance and duration of trip across region. -Must be an organized property management professional able to multitask and think on their feet as they support the region prioritizing between Senior Manager tasks and filling and assisting our field staff. -High School Diploma or Equivalent -LIHTC Knowledge and experience -Ability to climb stairs for property tours and walk properties on regular basis. -5 to 7 years of LIHTC experience within property management. -Preferred have 2+ years in management role -Real Page Onesite Experience is preferred -Must be capable of walking and standing for extended periods in all weather conditions.
