Tasks

-Prepare a WBS and written scopes of work by reviewing projects, breaking subsections out by division, and writing scopes to propose for bids. -Manage the bidding process and negotiate contracts with subcontractors. -Draft and present budgets, reports, and project plans to team and other relevant stakeholders. -Generate ROM level pricing packages as well as fully estimated project budgets using takeoffs and cost data. -Develop bids for construction projects. -Consult with project managers, PreCon, and subcontractors to gather information and clarify project details. -Maintain accurate records of cost estimates and bids. -Resolve cost differences by analyzing and collecting information related to each geographic locations property type location -Continuously evaluate and improve estimating processes. -Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance. -Stays up to date with building codes and improvements in construction processes and regulatory standards. -Gather and analyze information from project plans, specifications, and other documents to determine project costs. -Minimize scope gaps and overlaps, in estimated budget costs for construction by studying plans and specifications for commercial multifamily and residential construction projects, which may include retail space. -Manage and facilitate the project RFP by creating a WBS and Bid Packages with assigned cost codes.

-Excellent organizational and communication skills. -Strong communication and negotiation skills. -Strong work ethic, desire to learn and take on responsibility. -3+ years in a supervisor role managing others. -Demonstrated ability to prepare detailed cost estimates for construction projects. -Strong understanding of Master Format and Uniformat. -Demonstrates consistent accuracy and thorough attention to detail. -Excellent written and verbal communication skills. -Strong math skills including algebra, geometry, and basic arithmetic. -Experience in building and using complex financial models. -Ability to travel as needed. -Self-motivated, resourceful, and proactive. -Proficiency in demonstrating proposals and projects. -Familiarity with construction materials, labor costs, and industry pricing trends. -Ability to navigate specifications and plans. -Understanding of general accounting principles, financial statements, and budgets. -Excellent writer and verbal communicator. -5+ years of experience as a project estimator in commercial construction industry with multifamily experience strongly desired. -Ability to work independently, effectively prioritize, and multi-task under pressure. -Must be able to speak, read and write English in a manner sufficient to carry out the duties. -Ability to effectively manage multiple assignments simultaneously and with accuracy. -Navigate and understands building codes. -Knowledge of the most current building codes. -Understanding of the private equity business model and real estate industry. -Successful completion of background check and drug screen is required. -Excellent understanding of bid and estimating processes in the Multifamily Industry. -Must be legally qualified to work in the U.S. meeting I-9 guidelines. -Strong ability to work in a collaborative environment. -Strong analytical, interpersonal, writing and research skills. -Proficiency in Microsoft Excel required. -Proficiency in Microsoft Office and estimating software. -Bachelor's degree in construction management, engineering, architecture, or related field desired.
