The Role
Overview
Supervise trade operatives to maintain and repair social housing stock.

Tasks
-Ensure that all workloads, operative performance and costs are managed. Monitor performance of all Operatives and subcontractors and take appropriate action in cases of under performance -To manage the use of Operatives and Subcontractors, ensuring that they comply with Company standards of work performance, customer service and Health & safety procedures. -To mentor Operatives and Trainees ensuring all Health & Safety guidelines are met. -Collaborate with the management team to develop maintenance strategies, budgets and schedules relevant to workstream as required. -Manage and supervise a team of tradespeople including plumbers, carpenters, wet trades and other maintenance staff -Monitor performance against contract/workstream specific requirements and produce performance reports -Carry out Pre, work in progress and post inspection of work ensuring right first time and delivery of quality standards. -Provide technical guidance and support to tradespeople, planning and customer services teams. -To monitor progress and completion of works from the Operatives and Subcontractors within the requirements of the group policies and procedures. -Management of Operatives and Subcontractors to maximise contract performance against KPI’s, minimise default notices and penalties and to ensure high levels of customer service -Foster good relationships with residents, addressing any concerns or complaints in a timely and professional manner -Conduct one to ones identifying and implementing any training and development needs -To control the costs of such items as people hours, equipment, vehicles, stock and tools, thus minimising wastage and avoidable expenditure -Work with the planning team and coordinate daily work schedules and activities to ensure timely completion of works. -Post holder will be required to participate in out of hours rota for repairs and maintenance services on a regular basis. -Ensure that all Health and Safety requirements are followed, conducting risk assessments as necessary. -To monitor and control all work undertaken within either a geographical or property type contract area undertaking pre and post inspection as required -Gain appropriate sign off for expenditure and Identify cost effective service delivery options to reduce cost

What You Bring
-Excellent organizational and time-management skills, with the ability to manage multiple projects simultaneously. -Trade qualification in a relevant field and experience in working within relevant workstream (e.g Trades -plumbing, carpentry. Work stream – responsive repairs, Damp & Mould, Voids, Planned & Complex Repairs) -Experience working with contractors and managing performance against SLAs. -Attention to detail and a commitment to high quality work. -Knowledge of building construction and maintenance, -Leadership and people management skills. -Strong understanding of health and safety regulations -Ability to solve problems effectively and efficiently -Willingness to participate in ongoing training and professional development -Strong negotiation skills for managing contractors and resources. -Health and safety certification (e.g., NEBOSH, IOSH) -Strong communication and interpersonal skills, with the ability to liaise effectively with internal teams, contractors, and tenants. -Ability to work under pressure and meet deadlines while maintaining high standards of quality and compliance. -Proven experience in supervising a direct labour force, coordinating repairs and maintenance in a social housing or property management environment. -Full Driving licence
