Tasks

-Schedule and direct workers in the performance of all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process. -Coordinate daily cleaning and maintenance activities and follow up to ensure completion. -Assist with interviewing, selecting, and training employees. -Safety and Security - Observes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions; Uses equipment and materials properly. -Conduct safety inspections as scheduled. -Cost Consciousness - Works within approved budget; Develops and implements cost-saving measures; Contributes to profits and revenue; Conserves organizational resources. -Maintain all inventory and equipment and ensure proper storage while adhering to budget guidelines. -Participate in on-call emergency rotation. -Managing People - Includes staff in planning, decision-making, facilitating, and process improvement; Takes responsibility for subordinates' activities; Makes self available to staff; Provides regular performance feedback; Develops subordinates' skills and encourages growth; Solicits and applies customer feedback (internal and external); Fosters quality focus in others; Improves processes, products, and services.; Continually works to improve supervisory skills. -Inspect property regularly to identify problems, and necessary maintenance, minimize liability concerns, and always ensure excellent curb appeal. -Delegation - Delegates work assignments; Matches the responsibility to the person; Gives authority to work independently; Sets expectations and monitors delegated activities; Provides recognition for results. -Establish strategies to meet workload demands on time. -Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. -Project Management - Develops project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and budget; Manages project team activities. -Comply with all health and safety regulations and practices on site. -Prioritize, assign, and monitor service requests to the maintenance team to ensure completion on time. Assist in the completion of service requests as necessary. -Occasionally work near moving mechanical parts -Lead, supervise, and train new maintenance team members. This includes performance management and team development. -Maintain and conduct a preventative maintenance program that extends the life of the asset while minimizing future repairs. -Assist the Property Manager in the management of excellent customer service experience for residents, clients, vendors, and employees. -Occasionally work around fumes, airborne particles, or toxic chemicals
