Tasks

-Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager -Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices -Participate in unit inspections as requested -Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas -Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs -The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies). -Participate in on-call emergency at community -Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. -Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit -While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another -Manage excellent customer service and monitor service request turnaround and responsiveness -Maintain preventative maintenance program that extends the life of the community while minimizing future repairs -Responsible for understanding and following Asset key policy -Ensure all repairs and replacements necessary for community common areas and units -Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner -Enforce policies of the community that the immediate supervisor delegates -Ensure consistency in dealing with residents on all matters -Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines -Assist with the scheduling and performance of all maintenance/repair-related turn events -Utilize property resources, equipment and supplies economically -Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested -Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns

What You Bring
