Tasks

-Attend Land Use Community Meetings and Public Hearings -Work with legal on purchase agreements -Ensure coordination with Land Development to develop and approve lot cost budgets -Leadership roles, managing large scale projects in residential development -Approve required work orders and invoices -Work with engineers and operations managers on concept land planning, environmental, and utility requirements -Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures -Ensure the Land Acquisition team maintains the capabilities needed to be successful by the recruitment, selection, training and development of acquisition employees -Managing a team of Land Acquisition Managers and Analysts to: -Manage HOA responsibilities during declarant control unless the division has dedicated resources -Coordinate with Community Planning Manager to ensure product development and plan approval through completion -Maintain all levels of relationships to identify potential land opportunities -Coordinate contracts with attorneys and landowners -Attend necessary governmental agency meetings to ensure compliance and approval of product and land development -Ensure the team continuously improves the way it works to drive value for the division -Meet with brokers, land sellers, consultants, title companies and public officials to move projects forward -Evaluate staff performance to identify strengths to build on and opportunities for growth -Manage, develop and maintain project proformas

What You Bring

-Strong negotiation skills -Solid knowledge of major activities associated with residential real estate acquisition and development -Proven history of delivering projects against established timelines -Bachelor’s Degree in Civil Engineering or Urban Planning -Experience communicating with senior leaders -Solid knowledge of residential real estate financial analysis -Present for approval, letters of intent to owners and land brokers -Proven track record of managing complex processes with diverse groups of stakeholders -Solid background in land planning, zoning, law, and/or real estate -10+ years of experience in residential land acquisition
