The Role

Overview

Oversee transition and performance of new multifamily assets from construction completion to operational stability.

Tasks

-Monitors financial and operational performance across assigned assets, including occupancy, revenue growth, expenses, and capital projects. -Oversees delivery of warranties, manuals, and as-built documentation to property management teams. -Prepares detailed performance reports and recommendations for senior leadership and investors. -Verifies operational readiness of building systems, amenities, and vendor services prior to resident move-in. -Collaborates with property management to establish and track initial operating budgets, pricing strategies, and performance goals. -Leads and promotes healthy and safe work practices as required by regulatory agencies and company policy. -Partners with internal teams to enhance asset data systems, reporting tools, and analytics capabilities. -Supports underwriting, refinancing, and disposition efforts through data analysis and market research. -Partners with construction, property management, and vendors to coordinate inspections, closeout activities, and handoff documentation. -Manages the transition of new apartment communities from construction completion to operational readiness. -Conducts variance analysis and identifies opportunities for cost savings, efficiency improvements, or revenue enhancement. -Develops and maintains property-level financial models and dashboards to support budgeting, forecasting, and performance tracking.

What You Bring

-3–5 years of experience in asset management, property operations, or construction project coordination, preferably in multifamily housing. -Willingness to travel periodically to property sites as needed. -Excellent communication, organizational, and stakeholder-management skills. -Analytical thinker with strong attention to detail and a continuous-improvement mindset. -Strong financial acumen with advanced Excel skills; proficiency with Yardi, Power BI, or similar platforms preferred. -Bachelor’s degree in Real Estate, Finance, Business, or Construction Management (or equivalent relevant experience). -Proven ability to manage multiple priorities and deliver results under tight deadlines.
