The Role
Overview
Manage and track capital project budgets, approvals, and financial reporting.

Tasks
-Address budgetary issues, invoice discrepancies, and pricing discrepancies as they arise, ensuring financial integrity throughout project execution. -Review and approve budget revisions on daily basis. Ensure all supporting documents are attached and necessary approvals have been obtained, ensure workflow meets company’s policy and approval thresholds. -Prepare ad hoc reports as requested by management. -Participate in annual budget and reforecast processes. -Oversee the purchase order cycle from initiation to completion, ensuring accuracy and timeliness in procurement processes. -Train the project team on budget revision process. -Responsible to audit and submit property assignment changes to IT on regular basis. -Fund all Capital, Redevelopment and Facility budgets using Yardi system. -Maintain and optimize the unit renovation, amenity and common area redevelopment database and processes. -Develop and maintain comprehensive weekly, monthly, quarterly, and annual financial dashboards to evaluate performance metrics, identify variances and outliers, and provide insightful commentary to management.

What You Bring
-Strong analytical, time-management, attention to detail and accuracy, written and verbal communication skills. -Minimum of 2-3 years experience in budget, financial or business analytics -Bachelor's Degree: A bachelor's degree in finance, accounting, business administration, or a related field is typically required. Relevant certifications or advanced degrees may be considered as a plus. -Demonstrated organizational skills and ability to manage multiple projects simultaneously. -Experience in Real Estate Industry preferred: A strong background in the real estate industry, particularly in capital projects management, or property management, is highly desirable. Experience within the healthcare or senior living sectors is advantageous. -Ability to work strategically and with significant financial and project management discipline to ensure flawless execution. -Computer literacy, knowledge of Outlook, MS Office, PowerPoint, Adobe. -Ability to make decisions on minor issues in accordance with company policy.
