Tasks

A Site Manager is responsible for the entire successful execution of a project. Their primary responsibilities are to plan, direct, organize, and coordinate activities concerned with the construction and maintenance of structures, facilities, and systems. The Site Manager shall also participate in the conceptual schedule development and construction implementation. Additionally, the Site Manager will perform the duties as stated in this description and to provide assistance as assigned. -Monitor compliance with building and safety codes and other regulatory agencies. -Study job specifications, drawings and contract documents to determine appropriate coordination methods in achieving cost-effectiveness of the construction documents. -Review and coordinate scopes of work and confirm with foreman changes, and additions to contractual agreements. -Perform 1-Year warranty walk-through of the facility and create a warranty list. -Confer with supervisory personnel, owners, contractors, and design professionals to discuss/resolve matters such as work procedures, complaints, and construction issues. -Track progress and report it accurately to project team members. -During the pre-construction phase, continuously evaluate the materials and products being proposed for constructability and feasibility issues. -Implement quality control programs. -Take corrective actions to deal with the results of delays, inclement weather or emergencies at the construction site(s). -Direct and supervise team members on site. -Investigate damage, accidents, or delays at construction site(s) to ensure that proper procedures and techniques are being carried out. -Schedule the project in a logical pattern and budget time required to meet strict deadlines. -Plan, organize, and direct activities concerning the construction and maintenance of structures, facilities, and systems. -Determine labor requirements and coordinate workforce at the construction site. -Interpret and explain plans and contract terms to the workforce, and potentially clients, or those representing the owner or developer. -Prepare and facilitate weekly construction meetings with project trade partners. -Prepare and distribute three week look ahead schedules weekly to all project team members. -Solicit, negotiate, and assist Project Manager(s) in selecting, contracting, and overseeing subcontractors who complete specific portions of the project.

What You Bring

-Must have a minimum of eight (8) years of experience in the field on commercial construction sites, with emphasis on structural and MEP-heavy systems. -OSHA 10 Minimum, OSHA 30 Preferred -Thorough knowledge of MS Project, along with Gmail, Google Drive, and various Google Apps is required; being familiar with Project Management software applications like Procore, Expedition, Prolog, Constructware, etc., and PDF annotation is required. Familiarity with Procore is a plus.
