The Role

Overview

Oversee multi-residential property operations, staff, leasing, maintenance, and resident services.

Tasks

-Supervise contractors to ensure maintenance and repairs are completed properly -Greet and interact with residents in a friendly and professional manner -Review and approve contractor invoices for payments -Process leasing applications including completion of background and credit checks -Interview screened candidates and provide hiring recommendations to District Manager -Negotiate lease renewals in conjunction with established targets -Maintain cleanliness of all common areas including foyers, amenity rooms, underground parking garage, locker rooms, patios, and rooftops. -Coach, train, and motivate staff -Recommend leasing rates and in-suite turnover work to the District Manager -Ensure rents are collected and deposited on a timely basis -Collection of garbage and recycling bins in coordination with the city waste schedule -Organize, promote and execute resident events (i.e. holiday parties and summer barbeques) -Oversee month-end duties, including suite inspections, scheduling contractors, and delegating staff turnover responsibilities -Attend to resident concerns and service requests within 24 hours -Actively promote various referral programs to existing residents and prospects -Assist in emergency procedures -Conduct market surveys and analyze how the property compares to the current market -Create and monitor work schedules of staff in accordance with company guidelines and to meet high turnover periods -Conduct yard maintenance, including picking up loose garbage around the exterior of the property, removing snow and ice, salting entrances, walkways, and rooftop walkways -Complete orientation, training and or upskilling sessions for new and existing staff -Foster an environment to support ongoing development for staff members -Promote a welcoming atmosphere -Schedule appointments with prospects to show vacant suites -Follow up with residents to ensure a high level of customer satisfaction -Perform thorough cleaning of vacant units, including appliances, floors, walls, windows, kitchens, washrooms, and balconies, ensuring they are move-in ready -Handle office administrative tasks, such as processing online applications, creating notices, managing lease renewals, and other duties related to support daily operations -Utilize Yardi to record transactions and run various operating reports -Assist District Manager and Construction Manager with managing execution of the annual capital plan and identifying current or future issues for repair -Monitor and clean garbage chutes, garbage and recycling rooms -Dust fire hose cabinets, bells and elevator tracks to minimize excess debris -Support the District Manager with operating budgets and capital plans

What You Bring

-Ability to push and move objects exceeding 50 lbs. (e.g. garbage bins, appliances) -Knowledge of fire and life safety response systems (fire alarms and detection systems) -Possess an understanding of operating budgets and capital plans -General knowledge of building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.) -Must be able to lift up to 50 lbs. -Basic computer and keyboarding skills -Demonstrate excellent customer service and a "can-do" attitude -Fluent in English and French (applicable to Quebec only) -Previous experience in multi-residential or other related industry an asset -Proficiency in performing minor electrical and plumbing repairs -Knowledge and understanding of the safe handling of cleaning materials (WHMIS) -Knowledgeable in emergency procedures, including fire, flood, mould protocols -Good written and verbal communication skills -Demonstrates excellent customer service
