Tasks

-Ensure timely follow up activities take place for all prospective residents -Distribute monthly newsletter and resident communications -Assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences -Ensure the maintenance team is completing all service requests in a timely manner -Handle emergency situations in conjunction with the corporate team -Assist in corporate projects as requested -Manage staff including hiring, providing ongoing training, mentoring, and employee development -Develop and maintain resident retention programs -Evaluate computer/technology needs of the site and ensure that all staff members abide by the company’s technology policy -In conjunction with the Leasing and Marketing Manager, prepare marketing plans and develop new strategies and programs designed to meet occupancy goals -Implement a successful turn plan -Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources -Ensure confidentiality of client, resident, and company information -Ensure the staff is utilizing the Facilities tool in Entrata to track, close, and follow up on all service requests -Prepare and submit incident reports -Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations -Prepare annual staff performance reviews -Review and countersign all resident Housing Contracts -Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends -Oversee account receivable process and property delinquency, intervening as needed to minimize delinquency -Develop and maintain a positive sense of community for both residents and associates and encourage participation in events and activities -Lead the development of the annual budget and business plan for the property -Identify and address safety and security risks -Maintain a clean and professional work environment -Maintain active and effective communication with residents, parents, and university personnel -Organize all staff meetings and any special or emergency meetings -Prepare weekly status reports as well as recommendations for changes to pricing or leasing specials -Oversee the accounts payable process -Prepare monthly variance reports and month end reporting package in a timely manner -Make purchases for the property and monitor all expenses -Report on bi-weekly payroll, timesheet submission, and employee records -Regularly walk the property to identify and address maintenance issues -Lead the maintenance team in quarterly inspections of each unit to identify and address maintenance issues -Document and address behaviors of residents that violate the law or the community lease agreement

-The employee may infrequently drive a vehicle (intrastate and interstate travel) or be subject to air travel for purposes of Company business. -Must have excellent communication, management, and people skills -Understand and adhere to Fair Housing laws -Strong financial, organizational, and analytical and decision-making skills -2 years of experience as a Community Manager with a proven record of achievements -Proven proficiency in all areas of property management operations -Strong internet, word processing, and spreadsheet skills -Bachelor degree strongly preferred, high school diploma required -4 years of experience in various positions in a residential rental community is required -Student housing experience is STRONGLY preferred -Entrata experience preferred
